Permits for building, electrical and HVAC are filed at Village Hall on West Maple Street, and a village inspector, not a county one, signs off the work. We handle all of that. It just means Hartville is not a township, and we do not treat it like one.

The houses tell you the rest. The streets off Prospect and Maple in the middle of the village were built between about 1911 and 1931, on lots small enough that the bathroom was often squeezed in later, under a stair or off the back hall, with a drain run that goes the long way to the main. The rings around the village, Eloise Circle and the Market Avenue side, went up between 1959 and 1974. Those are the ranches and colonials with the one full bath everyone in the family shares, a fiberglass surround, and a floor that has been damp under the tile for years.

What a Hartville bathroom runs into

The village has public sewer, so the septic questions we ask everywhere else in Lake Township mostly do not come up inside the limits. What does come up is the well. A lot of Hartville homes are on village sewer and their own well at the same time, and hard well water is rough on a new faucet and a new shower valve. We say so before you spend money on fixtures. In the 1920s homes the cast iron drain is usually original, and if the layout moves, that pipe has to come out through the floor. In the 1960s ranches the tub is the decision: keep it if it is the only full bath, and if the master has a tub nobody has used since the kids left, that space is better as a bigger tile shower. Every tile shower we build sits on a Schluter waterproofing system, because a shower that moves is a shower that leaks, and these floors have moved.
