What a Green bathroom runs into
The garden tub. It takes up a third of the room and nobody has used it since the closing. It comes out, and a tile shower on a Schluter waterproofing system goes in its footprint with a bench and a niche, which keeps the plumbing where it is and puts the money where you will see it every day. The small existing shower usually becomes a linen closet or gets folded into the new one. The oak vanity goes, the brass goes, and the floor comes up, because under the nineties tile there is often a subfloor that was never sealed. In the seventies houses the surround comes off with the drywall behind it and the fix is the same tile shower, one size smaller. City water on most of Green, so the water is not a factor in fixtures; on the older lake-side lots that are on a well, it is, and we say so before you buy.
