A lot of them have the plumbing rough-in for a bathroom capped under the slab. When it is there, we use it. When it is not, we cut the floor and put one in. The seventies houses near Greensburg have the older kind, block walls and a floor drain, and those get finished too, with the water check first.
What Green families build down there is a rec room and a gym for kids at Green High and Green Middle, a home office, and a guest suite with its own bath where there is a walkout. In a nine-foot basement the finished room feels like upstairs, which is why this is the city where a basement finish makes the most sense per dollar.
On sewer inside the city there is no septic question. On the septic lots near the lakes there is, because a septic system is permitted for a set number of bedrooms and a basement bedroom has to fit inside that number. What a Green basement runs into
Less than anywhere else, which is the point. A poured wall from 2005 can still weep at a tie hole, so water is checked first even here. The rough-in is either there or it is not, and that is the biggest thing that moves the number. The furnace and water heater sit where the builder put them and the plan works around them. Nine-foot walls mean a dropped ceiling still leaves headroom, so the ductwork can be boxed instead of exposed. The one Green-specific item is the second HVAC zone: some of the two-thousands colonials have one and some do not, and a basement that gets its own supply is a basement that gets used in February. In the seventies houses it is the older story, block walls, water at the low corner, and the beam deciding where walls go.
