The first thing we do in any bathroom remodel is demo. And demo day is exciting — but it's also the moment of truth.
The second those walls come down, we're not just swinging hammers. We're investigators. Every bathroom we've opened up has told a story, and not all of those stories have happy beginnings.
Here's what we're looking for the moment demo is done:
Water damage
This is the big one. Bathrooms are wet environments by design, but water is sneaky. It finds every gap in old caulk, every failed grout joint, every unsealed penetration around a pipe — and it travels. By the time you see a soft spot in your floor or a stain on the ceiling below, water has often been working its way through the structure for months or years. We find rotted subfloor, rotted framing, and compromised structural members more often than you'd think.
Mold
Where there's been water intrusion, mold usually follows. In older Northeast Ohio homes especially, we regularly find mold behind shower walls and under floors that homeowners had no idea was there. This isn't just a cosmetic issue — it's a health issue, and it has to be properly remediated before anything new goes in. You cannot tile over a mold problem. It will come back.
Improper framing
Not every bathroom was framed correctly to begin with. We find walls that aren't plumb, floors that aren't level, studs that were cut to run pipes or wires and never properly reinforced. All of that has to be addressed before we can do quality work on top of it.
Old or failing plumbing
Demo often reveals plumbing that's past its service life — galvanized steel pipes that are corroded from the inside out, drain lines that are pitched incorrectly, or supply lines installed with materials that are no longer up to code.
Outdated electrical
Older bathrooms sometimes have no GFCI protection at all. We find ungrounded outlets, undersized wiring, and exhaust fans that were either improperly installed or vented directly into the attic — which is a moisture problem waiting to happen.
Structural surprises
Every once in a while, we open a wall and find something that makes us stop and think. Maybe a load-bearing element was cut during a previous renovation. Maybe the floor joists are undersized for the tile being requested. Whatever it is, the right move is always to address it — not cover it back up and hope for the best.

Plumbing Updates: More Than Just Moving a Pipe
Most homeowners assume their existing plumbing just stays where it is during a bathroom remodel. Sometimes that's true. Often, it's not — and when we do need to touch plumbing, there's a lot more involved than connecting a couple of supply lines.
Relocating drains and supply lines
Want to move the toilet two feet to make room for a double vanity? Want a freestanding tub where the old shower used to be? Every one of those changes means cutting into the floor, rerouting drain lines, and making sure everything slopes correctly for proper drainage. Drain lines have to slope at a precise angle — typically 1/4 inch per foot — to flow correctly. Too flat and you'll have standing water and clogs. Too steep and solids get left behind.
Replacing old plumbing
If we're opening up the walls anyway, we look hard at what's there. Galvanized steel supply lines have a lifespan, and many homes in Northeast Ohio are working with pipes that have been slowly corroding for decades. The inside of those pipes narrows over time with mineral buildup, reducing water pressure and eventually failing. If we're already in the walls, it often makes sense to replace them with modern copper or PEX rather than patch and cover.
Shower valve upgrades
Modern pressure-balancing or thermostatic shower valves aren't just a luxury — they're a safety feature. They prevent sudden scalding when someone flushes a toilet or runs the dishwasher. And they're required by current code in most jurisdictions. If your shower has an old single-handle valve without pressure balancing, a remodel is the perfect time to upgrade.
Proper slope and drainage
This is especially critical in tile shower installations. The shower floor has to be pre-sloped toward the drain — typically 1/4 inch per foot — before anything else goes in. If that slope isn't right, water pools on the floor, grout and tile break down faster, and eventually you get leaks. It sounds like a small detail. It absolutely isn't.

Electrical Work: The Stuff Behind the Switch
Bathrooms are the most electrically regulated rooms in your home for good reason — water and electricity are a dangerous combination. Modern electrical code for bathrooms is comprehensive, and a professional bathroom remodeling contractor has to meet it.
GFCI protection
Every outlet in a bathroom must be GFCI (Ground Fault Circuit Interrupter) protected. In older homes, this is often not the case. During a remodel, we bring everything up to current code — which isn't just the right thing to do, it's required for any permitted work.
Exhaust fan upgrades
The exhaust fan is one of the most overlooked components in a bathroom, but it's one of the most important for long-term performance of everything else. Undersized or improperly vented fans allow moisture to build up inside the bathroom, leading to mold growth, deteriorating grout, and peeling paint. Modern fans are quieter, more efficient, and when properly sized for the room's cubic footage and vented to the exterior, they dramatically reduce moisture-related problems.
Lighting layout and vanity lighting
Bathroom lighting is both functional and aesthetic. Proper vanity lighting requires more thought than just centering a fixture over the mirror. Side-mounted sconces eliminate unflattering shadows on the face. Recessed lighting needs to be placed appropriately for task areas. If you're adding a lighted medicine cabinet, heated floor, or any other electrical upgrade, those circuits need to be planned and roughed in before the walls close.
Dedicated circuits
High-draw items like heated floors, electric towel warmers, or certain exhaust fans may require their own dedicated circuit. This is work that has to happen during rough-in — you can't add it after the walls are tiled.
Code updates
Electrical codes evolve, and older homes often have wiring that was legal when installed but isn't up to current standards. A remodel is the opportunity to get everything where it needs to be — and to have it inspected and signed off on.
The Foundation
Framing & Structural Corrections: The Foundation of Good Tile Work
Here's something that surprises a lot of homeowners: the quality of your tile installation has as much to do with what's behind the tile as it does with the tile itself or the installer's skill.
Tile is rigid. It doesn't flex. If the surface underneath it moves — even a little — the grout cracks. Eventually the tile cracks. Eventually you've got water getting behind the tile. It's a chain reaction that starts with inadequate prep work.
Leveling walls
Old homes settle. Studs bow. Walls go out of plumb over decades. Before we put any backer board or tile substrate on a wall, we check for plumb and flat. Walls that are significantly out of plane get shimmed or furred out. The goal is a consistently flat surface that tiles can adhere to without voids.
Fixing bowed or damaged studs
A bowed stud creates a hump in the wall that you'll see through finished tile. We either cut a relief kerf to straighten the stud or sister a new stud alongside it. Either way, it gets fixed — not tiled over.
Reinforcing floors
Tile floors require a stiff, solid substrate. If the floor deflects too much under load, the tile and grout will crack. We check floor joist spacing, the condition of the subfloor, and whether the assembly meets the L/360 deflection standard that tile installation requires. If it doesn't, we reinforce it before laying a single tile.
Shower bench and niche framing
Built-in shower benches and niches have to be framed before the walls are waterproofed and tiled. The framing has to be solid, square, and at the right dimensions to accommodate the tile layout. A bench that's framed poorly will show it in the finished product — uneven tile courses, awkward cuts, grout joints that don't line up. We build these right the first time so the tile installer can do their best work.

The most important thing to understand about bathroom remodeling
That seems counterintuitive. You've got a hard, smooth, impervious-looking surface on your shower walls and floor. Surely that keeps the water out? It doesn't. Tile and grout are water-resistant at best. Over time — sometimes a very short time — grout absorbs water, cracks, and allows moisture to pass through to whatever is behind it.
In older bathrooms, that was often just drywall or cement board with no additional protection. In those cases, it's only a matter of time before you have a wet wall and a mold problem. Modern shower waterproofing is a completely different approach.
Modern waterproofing membranes
Products like Schluter Kerdi, Laticrete Hydro Ban, and RedGard are applied directly to the substrate before tile goes up. These are true waterproofing systems — not just water-resistant materials, but actual barriers that prevent liquid water from reaching the wall assembly behind them. They're bonded to the substrate, and then tile is bonded directly to them.
Waterproof shower pans
The shower floor is the most critical waterproofing location in the entire bathroom, because that's where water concentrates. Traditional shower pans used a liner membrane — a sheet of PVC or CPE set into a mortar bed. Modern systems like Schluter Kerdi-Shower use prefabricated waterproof pans or sloped foam panels that integrate directly with the membrane system on the walls. When done correctly, the entire shower is a sealed waterproof vessel.
Sealing transitions and penetrations
Every place where a pipe comes through a wall, where the wall meets the floor, where different planes intersect — those are potential failure points. Proper waterproofing means sealing all of those transitions with the appropriate materials, whether that's membrane fabric set in waterproofing mortar, foam strips, or silicone at movement joints.

Northeast Ohio has a real climate — cold winters, humid summers, and dramatic temperature swings that put stress on homes year-round. Moisture management in your bathroom isn't just about comfort. It's about protecting the investment you've just made in a remodel.
Properly sized exhaust fans
An exhaust fan that's too small for the bathroom it's in is almost useless. Fans are rated in CFM — cubic feet per minute — and the fan needs to be sized to move the air volume of the room at least eight times per hour. In practice, most bathroom contractors size up from the minimum. A fan that's slightly oversized is always better than one that's slightly undersized.
Proper venting to the exterior
This is a mistake we see all the time in older homes: exhaust fans vented into the attic space rather than all the way to the outside. That moisture goes into your attic, where it condenses on the framing, insulation, and roof deck — causing mold and rot that has nothing to do with the bathroom remodel itself but everything to do with how the bathroom was vented. Every fan we install gets vented directly to the exterior.
Humidity management
In high-use bathrooms, we sometimes recommend humidity-sensing fans that automatically run until the moisture level in the room drops to an acceptable level. These are especially useful for families where the fan often gets forgotten after someone steps out of the shower.

Floor Preparation: The Work That Happens Before the First Tile Is Set
The single most common cause of cracked tile floors isn't poor tile, bad grout, or even heavy foot traffic. It's inadequate floor preparation. And it's 100% preventable.
Subfloor inspection
Before anything else, the subfloor gets a thorough inspection. We're looking for soft spots, squeaks, rot, water damage, and areas where the subfloor has delaminated or is no longer properly fastened to the joists. Any problem areas get repaired or replaced.
Addressing deflection
Tile requires a stiff floor. If the floor assembly deflects too much under load, the tile will crack. We check deflection and add additional blocking, sister joists, or a second layer of subfloor material as needed to meet the required standard.
Self-leveling compounds
Old floors are almost never perfectly flat. Low spots, humps, and transitions between different subfloor panels all create an uneven surface. Self-leveling compound is poured over the prepared subfloor and flows into all the low spots, creating a flat, smooth surface for tile installation. This step is skipped by contractors who are in a hurry. It shows in the finished work.
Uncoupling membranes
Products like Schluter Ditra are thin mat-like membranes that go between the subfloor and the tile. They serve two functions: they provide a waterproofing layer, and they "uncouple" the tile from the subfloor, meaning the subfloor can move slightly (from seasonal expansion and contraction) without transmitting that movement to the tile. This dramatically reduces tile and grout cracking over the life of the floor.

One of the most common frustrations homeowners have with bathroom remodels is the timeline. A project that seems like it should take two weeks stretches to four. And if you've ever been without a bathroom for longer than expected, you know how disruptive that is. Here's the honest truth about why bathroom remodels take the time they take.
Sequencing trades correctly
A bathroom remodel involves multiple trades — demo, framing, plumbing rough-in, electrical rough-in, inspections, waterproofing, tile, plumbing trim, electrical trim, vanity installation, finish work. Each of those steps has to happen in the right order, and many of them have cure or dry times that can't be rushed. You cannot tile over fresh waterproofing membrane that hasn't fully cured.
Inspections
Permitted work requires inspections. Plumbing rough-in gets inspected. Electrical rough-in gets inspected. In some jurisdictions, waterproofing gets inspected. Inspections require the inspector's schedule, not just yours. A responsible contractor builds this time into the project schedule.
Material lead times
That tile you fell in love with might have a three-week lead time from the distributor. The custom vanity? Six to eight weeks. Specialty fixtures can take even longer. A well-run project has materials ordered well in advance and staged so the job doesn't stop because a shipment is late.

By the time we hand over a finished bathroom, all of the work described in this article is completely invisible. The waterproofing is under the tile. The properly sloped mortar bed is under the waterproofing. The reinforced framing is behind the backer board. The upgraded plumbing and electrical are inside the walls. You see the tile, the fixtures, and the vanity — the same things you'd see regardless of whether the contractor did the behind-the-scenes work right or cut every corner possible.
This is exactly why shortcuts are so tempting in this industry. A homeowner can't easily tell the difference between a shower that was properly waterproofed with a membrane system and one that just has tile glued to moisture-resistant drywall. Not at first. The difference shows up two, three, or five years down the road when one shower still looks great and the other one is leaking through the floor into the ceiling below.
